Business upgrades in Lakeshore
For Lakeshore businesses, the RED Community Improvement Plan is the standout local opportunity: year-round, first-come intake with a genuine Signage Improvement Grant (50% up to $5,000 per year, excluding backlit, changeable-letter and electronic signs), façade support to $6,600, building improvements to $20,000 and accessibility work at 75% to $2,000. BBN Labs designs within those exclusions so applications aren't rejected on sign type, and coordinates the quotes and drawings the Municipality asks for.
The local picture
Lakeshore budgets $100,000 per year for the RED CIP through 2030 and reviews applications year-round on a first-come basis. That rhythm is friendlier than annual-window programs, but budgets still run out, so timing matters.
The signage exclusion is the detail that catches owners: LED box signs, backlit panels and electronic message boards don't qualify under the signage stream. Externally-lit or non-illuminated designs can, and we make that design choice deliberately at concept stage.
Eligibility ties to commercial and mixed-use zonings (HC, HE, CS, CA, MU, CN, CT, CR); grants pay on completion after a review the Municipality pegs at one to three months.

Frequently asked questions
Why won't the Lakeshore grant cover my LED sign?
The Municipality's signage stream excludes backlit, changeable-letter and electronic signs by rule. If grant support matters to your project, we design an externally-lit or non-illuminated concept that can qualify; if the LED sign is what your business genuinely needs, we'll say so and price it as a normal investment. Sign By-law compliance and permits apply either way.
When does the money actually arrive?
After completion: Lakeshore reviews applications (roughly 1–3 months), approves, you complete the work, then the grant pays out. Plan cash flow for the full project cost up front, because the grant reimburses rather than prepays.
